When Should You Repair?

Roof repair is usually a good solution if only a small portion of the roof has sustained damage. Examples include shingle blow-offs and leaks.

Keep in mind that repair work is often preventive in nature, meaning it’s done to prevent worse damage later on. Leaks, for example, start out relatively small but can worsen rapidly in a matter of weeks, causing widespread, costly damaeg. Addressing the leak when it’s small will save you money by preventing worse damage.

When Should You Replace the Roof?

Some roof damage is so severe that the only solution is full replacement. If the roof has experienced extensive water intrusion from a leak, it may need to be replaced. Brown spots, mold and peeling paint are all warning signs that it’s time to replace the roof.

Age is another factor and depends on the roofing material. Asphalt, the most common residential roofing material, has an expected life span of 20 to 25 years. If your roof is older than that, you’re better off replacing it entirely rather than pouring more money into repairing a failing roof.
